Von der Heyden Development, the service consultancy arm of Von der Heyden Group (VDHG), has announced that Von der Heyden Group entered into a landmark transaction on the Polish real estate market and sold the 42,000 sqm Andersia Tower (4-star hotel and office building ), its flagship mixed-use development in Poznan, to DEKA Immobilien for app. EUR 80 mln.
With the sale of the 19-story Andersia Tower as thé top class A building in Poznan, its prestigious tenants and the quality of the offices and the Hotel component managed by IBB Hotels, VDHG has certainly broken a record with respect to its low capitalisation rate, which has never before been achieved in any city outside of Warsaw. Von der Heyden Group plans to build the highests towers in the city. These are to be Andersia Front Office (app. 10,000 sqm of net office space and will cost EUR 25-30 mln) and Andersia Silver, which is to be 116,6 meters high with 31,000 sqm of office and retail space. Andersia Silver will be a EUR 65 mln investment. Developer plans to complete the buildings within 4 years.
